Following the death of her husband, a widow and her young children live in squalid conditions until they are approached by an elderly and mysterious solicitor, Mr. Blunden (Laurence Naismith), who asks the family to become caretakers of a derelict country mansion. The family takes up the offer and shortly after moving into a small cottage on the mansion's estate the children, Jamie (Garry Miller) and Lucy (Lynne Frederick), encounter two ghost children, Sara (Rosalyn Landor) and Georgie (Marc Granger), who were killed in a fire at the mansion 100 years ago.
